Conifer Hill Commons
Danvers, MA
Located in Danvers, Massachusetts, this 90-unit LIHTC family community is the largest affordable housing development in this high-end neighborhood. Maloney Development acquired the property in 2017, and with redevelopment activities underway, reflects our commitment to preserving and enhancing long-term affordable housing.

Franklin Highlands Apartments
Dorchester / Boston, MA
Franklin Highlands is a 270-unit assisted family housing community located in the Roxbury/Dorchester neighborhood of Boston. Through a unique partnership with the resident owner Maloney Development created the renovation and financial strategy and implemented a $27MM renovation, including new construction of public spaces, of these historic period structures, utilizing MUTM, MassHousing HUD risk share and Tax exempt bond programs.

Holyoke Farms
Holyoke, MA
This 229-unit affordable housing community was a COVID-era LIHTC resyndication, consisting of a $19MM rehabilitation/new construction program. The program included a reduction in the existing townhouse unit configuration and included the demolition and new construction of a 4 story elevatored building to increase accessibility requirements along with providing a new building type to allow long term residents to age in place. Maloney Development acted as the Turnkey Developer for the resident ownership. This strong and equitable relationship with the Holyoke Farms Resident Association dates back over 20 years and reflects a strong and equitable ownership structure with the Holyoke Farms Resident Association. This rehabilitation project preserves affordability and improves quality of life for residents.

Maloney Development helps to guide the long-term stewardship of this critical housing resource with a $31 million rehabilitation financed through a combination of tax-exempt bonds and supportive partnerships, ensuring continued affordability and quality for residents.

114 FOCUS
Somerville, MA
114 FOCUS was a early purveyor into specialized housing intended for Youth Aging out of Foster Care with a concentration on young women pursuing high education. is a small-scale, community-oriented development consisting of 14 residential units. The site was acquired from a local CDC and the non profit FOCUS supported the mission to provide stable, affordable housing opportunities in a high-demand urban neighborhood for a vulnerable population. Cira Development acted as the Turnkey Developer for the project.
